PRE-DESIGN
The Pre-Design Phase is the stage in which the owner’s program, the financial and time requirements, and the scope of the project are established.
PROGRAMMING
Research the client’s aesthetic goals and any unique needs. Summarize the basic design concepts including specific size and functions for various rooms and the materials for each area.
SITE ANALYSIS
Site-related limitations are investigated and as well as site solutions requirements for the project.
CAPITAL NEEDS ASSESSMENT
Capital Needs Assessments, or CNA’s, are evaluations that we can provide for property and facilities as a service to the owner or potential owner. These evaluations can be made of the entire facility, including each building system in order to provide the client with an understanding of the whole scope. This understanding includes lifespan evaluations as well as identifying current building code issues that will need to be addressed, in a format that the client can use to determine not only initial costs, but maintenance costs over time as well. These reports are used in pursuing grants and other funding, but can also be used to evaluate the purchase of a facility.
SCHEMATIC DESIGN
This set of drawings establishes the general scope, conceptual design, scale and the relationship of components of the project.
DESIGN DEVELOPMENT
The size and character of the project are further refined and described. This includes architectural, structural, mechanical and electrical systems, materials, and any other elements that may be appropriate.
CONTRACT DOCUMENTS
These documents fully describe the requirements for the architectural drawings, the specifications, project managements and any other work are described in full detail as well as work procedures and payments and liability.
BIDDING OR NEGOTIATIONS
Construction bids or negotiated proposals are solicited and obtained from qualified companies. The construction contracts are awarded to qualifying bidders.
CONTRACT ADMINISTRATION
During construction, progress, quality are monitored. Any site concerns or redesigns are addressed in a way that provides owners with full ramifications of those changes on the building and future operation of the building.
POST CONTRACT
We assist the owner with training information and setup for operation and maintenance of the building.
PROJECT CLOSEOUT
Verification that everything was built in accordance with contract documents. This important step establishes owner satisfaction with the building and readiness for occupancy.
HISTORICAL PRESERVATION
Specializing in historical restoration and rehabilitation, remodels, conditions assessment, preservation and planning, we also provide assisitance by helping you apply for grant funding.
SUSTAINABLE DESIGN
These designs incorporate life cycle cost analysis which predicts future maintenance and replacement costs for building features. It includes energy efficiency, indoor air quality, daylight, local materials, recycled or recyclable materials all as design parameters.
LEED
Leadership in Energy Efficient Design (LEED) is a certification for buildings by the United State Green Building Council (USGBC). This third party certification evaluates that the sustainable design meets stringent standards that are verifiable. Four levels of certification are available LEED, LEED silver, LEED Gold, and LEED platinum. A USGBC certified professional must monitor the project throughout construction.
CODE COMPLIANCE REVIEWS
As a third party, we can review proposed and existing facilities to insure they meet and exceed requirements. Our certified plans examiner on staff is experienced with International Building Code (IBC), International Residential Code (IRC), American with Disabilities Act (ADA), Uniform Federal Accessibilities Standards (UFAS), and HUD Section 504 Accessibility Standards.
ESTIMATING
Cost per square foot and quantified material estimates based on Construction Specifications Institute (CSI) format. Also we provide overall project budget analysis in addition to just the bricks and mortar amounts; this includes soft costs for financing, real estate commissions, permits, engineering fees; to show you the whole picture and true costs of a project.
FEASIBILITY STUDIES
Economic analysis and feasibility evaluation of the project based on estimates of: total project cost, operation and ownership cost, financing requirements, cash flow for design, construction and operation, return on investment studies and quality requirements.
MASTER PLANNING
Provide comprehensive design services for a phased construction facilities, systems, and equipment to ensure that all phases are possible, consistent, and achieve the owner’s goals.
REAL ESTATE INVESTING PERFORMANCE
Wonder if the project is a good investment? We provide Return on Investments (ROI) analysis and Performance Investigations.
RENDERINGS
Renderings involve taking a design from 2 dimensions to 3 dimensions. A computer model is created that will show a photorealistic image of the proposed design.
INTERIOR DESIGN
We offer creative solutions for the interiors of the buildings as well, using research and analysis to determine and fulfill the project’s goals.
SPECIFICATIONS
This document fully describes the quality of parts of the building. Every nut and bolt is identified.
